Santa Rosa County Ordinance 2010-17 lets you build a residential storage accessory building without a building permit if: it is not designed for human habitation; it is on or contiguous to a lot with an existing single-family dwelling in the unincorporated county; gross floor area plus all covered area does not exceed 600 square feet; it is subordinate to the main dwelling; and it is not in a special flood hazard area. The exemption does NOT waive setback and height limits or plumbing/electrical/mechanical/gas permits. Under LDC 5.02.01, a detached accessory structure more than 10 feet from the home may be no closer than 5 feet to any interior side or rear lot line and cannot sit in the front setback;
Failure to obtain the exemption or a required permit violates county ordinance and is subject to penalties under Ordinance 2006-37; a $35 administrative fee plus $25 zoning-review fee apply to the exemption.
