Shed permit rules in Post Falls, ID β also referred to as storage shed, backyard shed, or accessory building regulations β set size limits, setbacks, and when a building permit is required.
In unincorporated Kootenai County, a one-story detached storage shed 200 sq ft or smaller needs no building permit, but must still meet Title 8 placement (setback) standards, a 10-foot eave height limit, and 12-inch roof projection limit.
Kootenai County Code Title 7 (Building Regulations, adopting the IRC with amendments to Section 105.2) exempts from a building permit "One-story detached accessory structures used as tool or storage sheds, playhouses, gazebos, free standing pergolas, and similar uses, provided the floor area does not exceed 200 square feet." Exempt sheds must still conform to the placement (setback) standards in Title 8, keep roof projections within 12 inches of the exterior wall, and stay within a ten-foot eave height. Floor area is measured from the inside of exterior walls or columns. A structure exceeding 200 sq ft, or an owner opting out of the building permit, still requires a location permit before construction.
Building a shed that violates setbacks, height, or (over 200 sq ft) permit requirements is a code violation; correction or removal may be ordered by the Building Division.
