Do I need a permit to build a carport in High Point?

Yes. A carport must comply with Section 4.4 of the Development Ordinance and requires a permit from the High Point Inspections and Permits Department. Carports with any dimension of 12 feet or less can use the Zoning Compliance Permit; carports with any dimension over 12 feet require the Residential Construction permit process under the NC Residential Code.

How close can a carport be to my property line?

Section 4.4.4.D.1 requires 5 feet from side and rear lot lines for residential accessory structures. Corner lots must meet the side-street setback of the underlying zoning district. Carports along an alley or on through/reverse-frontage lots must sit at least 10 feet from the rear lot line abutting the alley or street.

How big can a detached carport be?

Under Section 4.4.4.D.4(b), the combined area of all accessory buildings on a lot under 2 acres cannot exceed 50 percent of the principal dwelling's gross floor area or 600 square feet, whichever is greater. Lots from 2 to 5 acres are capped at 200 percent or 2,500 square feet, whichever is greater, and lots of 5 acres or more have no maximum.
