Night Caps: Las Vegas vs Paradise

How do night caps rules compare between Las Vegas, NV and Paradise, NV?

Las Vegas has fewer restrictions than Paradise.

Las Vegas, NV

Clark County

Few Restrictions

The City of Las Vegas does not impose a calendar-year cap on booked nights for a licensed short-term rental. Under LVMC Chapter 6.75, eligibility is gated by primary-residence and owner-occupancy rules, distance buffers, and the three-bedroom limit rather than by a maximum number of rental nights per year, but Nevada AB 363 (2021) imposes a two-night minimum stay at non-owner-occupied STRs in large counties.

Las Vegas FAQ

Does Las Vegas limit how many nights per year I can rent my STR?

No. LVMC Chapter 6.75 does not impose a calendar-year cap on the number of booked nights for a licensed short-term rental. As long as the dwelling continues to be the owner's primary residence, the owner occupies the home during each stay, and the property meets the bedroom and distance criteria, there is no per-year night ceiling.

Is there a minimum stay requirement?

Yes, but indirectly. Nevada AB 363 (2021) imposes a two-night minimum stay at non-owner-occupied STRs in counties with 700,000 or more residents, which includes Clark County. Because Las Vegas separately requires owner occupancy under LVMC Chapter 6.75, single-night bookings at non-owner-occupied addresses are typically flagged as unlicensed activity rather than as exceeding a night cap.

What happens if my primary residence changes mid-year?

The license becomes invalid the moment the dwelling stops being the owner's primary residence under LVMC Chapter 6.75, and the operator should surrender the license and stop accepting bookings. Continued rental in that situation is treated as unlicensed operation, with $500/day fines for a first offense and $1,000/day for repeats within twelve months, on top of the $1,000 to $10,000 per-violation civil penalty schedule.

Paradise FAQ

Is there a limit on how many nights per year I can rent my Clark County Airbnb?

No annual night cap applies under the 2024 Clark County STR ordinance. You can rent year-round if licensed and compliant. However, a 2-night minimum stay applies; one-night rentals are prohibited.

Can I run an STR in my Summerlin condo?

Very likely no. Most Summerlin master associations and condo HOAs prohibit short-term rentals through CC and Rs. Clark County license does not override HOA restrictions, and the 2024 ordinance generally prohibits STRs in attached housing without specific HOA authorization.
