Can I rent my Stockton ADU on Airbnb?
No. Cal. Gov. Code §65852.2(a)(6) and SMC §16.80.310 both require an ADU rental term of more than 30 days. Listing an ADU on Airbnb, Vrbo, or any short-term-rental platform for stays of 30 days or fewer is prohibited.
Can I sell my Stockton ADU separately from the main house?
Not at this time. Separate conveyance of an ADU requires Stockton to opt in by adopting a local ordinance under Cal. Gov. Code §65852.26 (AB 1033). Stockton has not adopted that ordinance, so the ADU remains part of the underlying parcel and is conveyed only together with the primary residence.
