Some Restrictions

Nashua does not maintain a short-term rental registration program because the city has no STR ordinance. The only mandatory registration is the New Hampshire Department of Revenue Administration's Meals and Rooms (Rentals) License under RSA 78-A:4, obtained through the Granite Tax Connect portal at gtc.revenue.nh.gov. RSA 78-A:6, V additionally requires every short-term rental advertisement (online listings on Airbnb, Vrbo, Booking.com, direct-rental websites, print, signage) to include the operator's M&R license number. There is no Nashua application, no Nashua registration fee, no Nashua site plan filing, no Nashua local contact requirement, and no Nashua biennial renewal - all of those exist only in cities with STR ordinances, which Nashua is not.

Nashua FAQ

Do I have to register my Nashua STR with the city?

No. Nashua has no short-term rental registration program because the city has no STR ordinance. The only mandatory registration is the statewide NH DRA Meals and Rooms (Rentals) License under RSA 78-A:4, obtained through the Granite Tax Connect portal at gtc.revenue.nh.gov. Under RSA 78-A:6, V you must include your M&R license number in every advertisement (Airbnb, Vrbo, Booking.com, direct-rental site, print, signage). Your operation must still comply with Chapter 190 zoning, Chapter 182 housing standards, Chapter 201 noise rules, and the State Building and Fire Codes, but none of these is a STR-specific registration.

How do I get my New Hampshire M&R license for a Nashua STR?

Register through the Granite Tax Connect portal at gtc.revenue.nh.gov by creating a NH DRA account, completing the M&R license application (business name, federal EIN or SSN, property address, expected monthly tax liability), and paying the application fee. Once issued, post the license certificate at the property and include the license number in every advertisement under RSA 78-A:6, V. You file M&R returns monthly through Granite Tax Connect, paying 8.5% of taxable rentals - though Airbnb and Vrbo collect and remit on your behalf for platform-booked stays, you must still register and file.

Is Nashua likely to add a registration requirement?

Possibly. Nashua launched a comprehensive Land Use Code update in February 2024 (the Nashua Re-Code project, in partnership with Principle Group) with a target completion in late 2025, and the Board of Aldermen has authority under RSA 31:39 to adopt STR-specific regulation including a city registration program. New Hampshire has not preempted local STR regulation. As of this entry's date, no city registration exists, but operators should monitor the Re-Code public meetings and the Online Ordinances page at nashuanh.gov/792/Online-Ordinances for any pending STR ordinance.
