Do I need to record anything on title before getting my permit?
Yes. SMC 19.45.030 requires a deed restriction recorded with the Sonoma County Recorder before the building permit issues, confirming the unit will not be sold separately and (for JADUs) acknowledging the owner-occupancy requirement.
Can I avoid the permit by building a small ADU?
