Is there a limit on how many nights I can rent my Sugar Land short-term rental each year?

No. Sugar Land does not impose a citywide maximum number of rental nights per year, an annual booking ceiling, or a primary-residence-only restriction. Instead, the city controls STR activity through its Conditional Use Permit (CUP) requirement under Land Development Code Sec. 2-71 and by limiting STRs to the R-2, R-3, and R-4 zoning districts. Texas has no statewide STR night cap.

Can my CUP impose a night limit on my Sugar Land Airbnb?

Yes - case by case. Each Conditional Use Permit goes through the Planning and Zoning Commission and City Council, which can attach conditions such as occupancy caps, parking standards, noise standards, and on-site management requirements. Those conditions can effectively limit how, when, and how often you rent. There is, however, no preset citywide annual night cap baked into the Land Development Code.
