Can I rent a spare bedroom on Airbnb if I live in the house?
Not lawfully if the stay is 29 days or less and your home is not on the City's grandfathered Legal Vacation Rentals list. SMC § 19.50.110 has no hosted-rental carve-out — the 29-day threshold applies regardless of whether the owner is in residence.
What about month-long stays? Are those allowed?
Yes. Tenancies of 30 days or more fall outside the vacation rental definition in § 19.50.110(A)(2). They are governed by California landlord-tenant law (Civ. Code § 1940 et seq.), and for qualifying multi-unit or corporate-owned single-family properties, AB 1482's statewide rent cap and just-cause protections under Civ. Code §§ 1946.2 and 1947.12 also apply.
Is running a Bed and Breakfast a workaround?
B&Bs are a separate, regulated use under City Title 19 with their own permit pathway and operating standards; they are not a substitute for a vacation rental permit. The City maintains a separate 'Legal B&Bs' list at sonomacity.org for active operations.
