Do I need a license to run an Airbnb in White Plains?

Yes, unless your property is specifically exempt. Sec. 4-28-4 of the White Plains Municipal Code makes it unlawful to operate any rental housing unit, short-term rentals included, without a Rental Housing License from the Department of Building. Owner-occupied single-family homes, owner-occupied two-family dwellings, condos and co-ops, buildings with more than 12 units, and licensed hotels are exempt under Sec. 4-28-3. Apply at least 30 days before listing the unit and pay the $125 application fee plus $10 per non-owner-occupied unit (Sec. 4-28-15).

When do White Plains rental license renewals have to be filed?

Section 4-28-6 requires existing-rental applications to be submitted between October 1 and December 1 of each calendar year, and licenses run January 1 through December 31 (Sec. 4-28-5). Renewals filed within seven business days after the deadline pay a late fee equal to half the initial application fee. Beyond the seven-day grace period a $25 per-diem fee applies, and filings more than 60 days late may be referred to court action.
