Fulshear regulates development in FEMA-designated special flood hazard areas using Fort Bend County FIRMs effective January 29, 2021, requiring permits for any work in floodplains.
The city's flood damage prevention ordinance adopts the FEMA Flood Insurance Study and Flood Insurance Rate Maps for Fort Bend County dated 1/29/2021 as the official basis for special flood hazard area boundaries. No structure or land may be located, altered, or have its use changed in a floodplain without a floodplain development permit. The ordinance limits alteration of natural floodplains, stream channels, and protective barriers, and regulates flood barriers that could divert flood waters. Standards apply to elevation, anchoring, materials, and utilities for new and substantially improved structures.
Stop work orders, civil and criminal penalties, mandatory removal of non-conforming work, and possible loss of NFIP eligibility for the property.
