Canal Winchester requires a zoning certificate for home occupations conducted within single-family residences. Home occupations must be clearly incidental to the residential use, occupy no more than 25 percent of the dwelling floor area, and generate no external evidence of business activity beyond a small nameplate.
Applications are filed with the Development Department. Prohibited home occupations include auto repair, kennels, restaurants, and manufacturing. Permitted uses include professional offices, tutoring, crafts, and online retail with no on-site customers. No non-resident employees may work on the premises. Deliveries must be limited to standard residential mail and parcel services. Customer visits are limited and must not create traffic or parking impacts on neighboring properties. All business activity must occur inside the dwelling, not in accessory structures without special approval.
Operating a home occupation without a zoning certificate is a minor misdemeanor. Mayor Court can issue fines up to 150 dollars per day for continuing violations. Repeated violations can result in revocation of the zoning certificate.
