In flood zones (which affect significant portions of Queens, particularly the Rockaway Peninsula, Broad Channel, and Howard Beach), sheds may need to meet FEMA and NYC flood-resistant construction standards.
Placing a non-exempt shed without a permit constitutes work without a permit β DOB fines range from $2,500 to $25,000. Sheds in required yards or violating zoning may result in removal orders. Multiple sheds on one tax lot will result in violations for excess structures.
