Wyoming's rental inspection program is run by the Building Inspections Division of Community and Economic Development. Inspectors apply the International Property Maintenance Code and Michigan Residential Code on a cycle and on tenant complaint, with citations heard in the 62-A District Court.
The Building Inspections Division of Community and Economic Development pairs Wyoming's rental registration with a periodic and complaint-driven inspection cycle administered out of City Hall at 1155 28th Street SW. The standard applied is drawn from the International Property Maintenance Code (IPMC) and the Michigan Residential Code as adopted in the Wyoming City Code. Inspectors check working smoke and carbon-monoxide alarms (required statewide under MCL 125.1504e), egress windows in sleeping rooms, intact electrical service, working heat, hot and cold water, sound roof and walls, secure handrails, and freedom from infestation. Pre-1978 units must comply with federal lead-paint disclosure (42 U.S.C. Β§4852d). Tenants may request complaint inspections; landlords get written notice and may attend. The Kent County Health Department supports environmental complaints (lead, mold, sewage).
Refusing scheduled-inspection entry, renting a unit declared unfit, missing the compliance deadline, or re-renting a posted unit violates the Wyoming City Code. Citations go to the 62-A District Court with escalating fines. Defective units may be posted under IPMC Β§108 and the certificate of compliance withheld or revoked.
