If the tenant is absent for an extended period, the landlord may enter as reasonably necessary to protect the premises.
A tenant subjected to unlawful entry or harassment may obtain injunctive relief and recover actual damages, plus prepaid rent in some cases; abuse of access can bar the landlord's remedy and support the tenant terminating the agreement.
