Minneapolis requires landlords to pay displaced tenants three months of rent in relocation assistance when terminating tenancy for owner move-in, substantial rehabilitation, or rental withdrawal under Ordinance 244.
Minneapolis Ordinance 244 conditions no-fault termination on a relocation payment. When a landlord serves notice for owner or family move-in, substantial rehabilitation requiring vacancy, condominium conversion, or permanent rental withdrawal, the tenant receives three months of the current rent in relocation assistance. Payment is due at notice service or no later than the move-out date, whichever is earlier. Higher amounts may apply for elderly, disabled, or low-income households. Failure to pay voids the termination notice and entitles the tenant to remain. Landlords must report relocation payments to Regulatory Services for tracking.
Skipping relocation assistance, paying late, or paying less than three months rent voids the eviction notice, triggers civil penalties, and creates tenant claims for damages and restoration of tenancy.
