Under the Arizona Residential Landlord and Tenant Act (ARS 33-1301 et seq.), landlords must provide 30 days written notice before a rent increase takes effect for month-to-month tenancies. For fixed-term leases, rent cannot be increased during the lease term unless the lease specifically allows it. There is no maximum percentage increase under Arizona law.
