Michigan has no statewide rent control and no cap on rent increases. A 1988 state law, MCL 123.411, bars every local government from enacting, maintaining, or enforcing any ordinance that controls the rent charged for private residential property. There is no penalty schedule for rent increases themselves, since Michigan sets no cap; a landlord need only honor the lease terms and give any required advance notice before raising rent.
