Nevada Agricultural Zoning Authority and State Law

NRS Chapter 278 grants local governments authority to adopt zoning ordinances classifying land for agricultural, residential, commercial, and other uses. Counties typically designate agricultural zones (A-1, OS, etc.) that permit livestock, crops, and farm structures. Local zoning must be consistent with adopted master plans and may not unreasonably restrict pre-existing farm operations protected by NRS 40.140. The state Department of Agriculture under NRS 561 supports farm interests but does not preempt local zoning. Rezoning agricultural land triggers public hearing requirements and possible compensation for established operations.

Zoning violations enforced by local governments through stop-work orders, civil penalties, and abatement actions; state penalties depend on individual ordinance.
