Oklahoma Tiny Home Building Code Standards

The Oklahoma Uniform Building Code Commission (59 O.S. Sec. 1000.20 et seq.) establishes minimum statewide construction standards based on the International Residential Code. IRC Appendix Q permits tiny houses (400 sq ft or less) with reduced ceiling heights, smaller stairs, and ladder access to lofts. Manufactured tiny homes on chassis are regulated as manufactured housing under Title 47 and HUD standards. Cities can adopt zoning, lot size, and foundation requirements but cannot lower the construction safety floor set by the adopted IRC. RVs and park models remain regulated under separate vehicle and recreational standards.

Construction without permits or below adopted IRC standards can trigger stop-work orders, occupancy denial, and removal orders. Penalties typically range up to $750 plus daily continuing violation fines.
