Wyoming Has No Rent Control Law and No Preemption Statute

Wyoming has no statewide rent control and no statute limiting how much or how often residential rent may be raised. The state's landlord-tenant provisions (Wyo. Stat. §§ 1-21-1201 to -1211) address deposits, repairs, and notice, but say nothing about controlling rent amounts or capping increases. Unlike states such as Montana that expressly deny local governments any power over rent, Wyoming has enacted no express preemption statute on this subject — it is simply not addressed in the code. In practice, no Wyoming municipality has adopted rent control, and the absence of any local ordinance is consistent with a free-market rental environment rather than a statutory prohibition. Landlords set and raise rent by agreement, subject only to the lease terms and ordinary notice requirements for terminating or changing a periodic tenancy.

Because Wyoming neither caps rent nor expressly forbids local rent control, there is no statutory penalty tied to rent increases. A landlord may raise rent freely at the end of a lease term or with proper notice on a periodic tenancy. No Wyoming city imposes a rent ceiling to violate.
