A carport is an accessory structure in the Santa Rosa County LDC. On subdivision lots a detached carport more than 10 feet from the home must be at least 5 feet from side/rear lot lines and out of the front setback, and it counts toward lot-coverage and impervious-surface limits.
The LDC lists carports among accessory structures (LDC definitions and Section 5.02.00). Under LDC 5.02.01, accessory structures must be on the same lot as the principal use, are included in parking, impervious-surface, stormwater, and lot-coverage calculations, and are subject to the zoning district's height limit. On recorded-subdivision lots or lots under one acre, an accessory structure over 10 feet from the main dwelling may be no closer than 5 feet to any interior side or rear lot line and may not sit in the front setback; a structure within 10 feet of the home is treated as part of the main building and takes the main-building setbacks. On lots under 2 acres, the carport must be smaller in floor area
Building a carport in the front setback, over a lot line, or above the height limit violates the LDC; the county requires correction or removal and can impose code-enforcement penalties.
