Carports in Chicago are regulated as accessory structures under the Zoning Ordinance (Title 17, Section 17-9-0200). They must comply with setback, height, and lot coverage requirements for the applicable zoning district.
Under Chicago Zoning Ordinance Section 17-9-0200, carports are classified as accessory buildings and structures. In residential districts, accessory structures in required rear setbacks may not exceed 15 feet in height. The combined area of all accessory buildings cannot occupy more than 60% of the required rear setback area, except that on lots 25 feet wide or less, an accessory garage/carport may be up to 480 square feet. Carports in front yards or side yards must comply with the setback standards for the zoning district. A building permit is required for carport construction. Carports must also comply with the Chicago Building Code for structural requirements.
Building without a permit carries fines of $500 to $1,000 per day. Zoning violations for setback or height non-compliance may result in fines of $250 to $1,000 per day and orders to modify or remove the structure.
