Carports in Arlington Heights are treated as accessory structures and require a building permit. They must meet setback requirements and height limits. Carports do not satisfy the Village's requirement for enclosed parking spaces, so they cannot replace a garage for zoning compliance purposes.
Arlington Heights treats carports as accessory structures subject to zoning and building code requirements. A building permit is required for carport construction. Carports must maintain the same setbacks as other accessory structures, at least 3 feet from side and rear property lines. They are not permitted in front yards. The maximum height for accessory structures is generally 15 feet. Because the Village zoning ordinance requires enclosed off-street parking spaces (a minimum of two for single-family homes), a carport does not count toward this requirement. A carport can provide additional covered parking beyond the required enclosed spaces. Carport construction must comply with building code requirements for structural loads including snow loads appropriate for the northern Illinois climate. Carport designs must be reviewed and approved through the permit process. Materials must be compatible with the residential character of the neighborhood. Temporary or portable carports and car canopies are generally not permitted as permanent structures and may be cited under property maintenance or zoning codes if left in place for extended periods.
Building a carport without a permit may result in fines and an order to remove the structure or obtain a retroactive permit. Temporary car canopies left in place may be cited as zoning violations. Carports that do not meet setback requirements must be relocated or removed. Contact Community Development at (847) 368-5100.
