Fulshear requires building permits for accessory storage sheds and enforces zoning setbacks under its Coordinated Development Ordinance and adopted 2015 International Residential Code provisions.
Under Fulshear's adopted building codes, any owner who intends to construct, enlarge, alter, or move a structure inside city limits or the extraterritorial jurisdiction must apply to the Building Official for a permit. Storage sheds are treated as accessory structures and must comply with the rear and side yard setbacks of the underlying zoning district plus lot coverage limits in the Coordinated Development Ordinance. Anchoring, electrical service if installed, and wind-load construction must satisfy the 2015 IRC. Sheds may not be placed in drainage or utility easements.
Installing a shed without a permit, in an easement, or violating setbacks can result in code enforcement notices, citations with daily penalties, and required relocation or removal at the owner's expense.
