Under MCL Β§125.1502, Michigan adopts the International Building Code with statewide amendments enforced locally by BSEED and DFD. Sprinkler systems are required in new R-2 multifamily buildings of any size, R-1 hotels and motels, large townhouse developments, and most commercial assemblies above 12,000 square feet or with high occupant loads. Existing buildings undergoing substantial renovation, change of use, or vertical addition often trigger retroactive sprinkler installation. NFPA 13D residential systems may be allowed in townhouses. Detroit also has heightened expectations for adaptive reuse of older industrial buildings, where DFD plan review focuses on water supply, riser placement, and standpipes.
Building without required sprinklers is a Construction Code violation up to $5,000; certificate of occupancy will not issue until DFD acceptance test passes.
