New York Uniform Code requires fire sprinklers in new townhouses and many multifamily buildings, but one and two family dwellings are not mandated countywide. Some Suffolk towns require sprinklers in larger new homes.
Under the New York State Uniform Fire Prevention and Building Code, NFPA 13D residential sprinklers are required in new townhouses three or more units attached and in most R-2 multifamily structures, codified at 19 NYCRR Part 1219. New York opted out of the International Residential Code mandate for sprinklers in all new one and two family homes. Some Suffolk County towns and villages have adopted local amendments requiring sprinklers in new dwellings above set square footage thresholds. Existing homes are not required to retrofit. Smoke alarms remain mandatory in all dwellings under state law.
