New one- and two-family homes were briefly required to have sprinklers, but the Minnesota Supreme Court struck down the rule in 2017, leaving sprinklers optional in new single-family construction. Existing buildings undergoing major renovations, including soft-story conversions and large additions, may trigger sprinkler retrofit requirements set by city building officials and fire marshals.
Construction without required sprinklers, failure to maintain a system, or disabling sprinklers can result in stop-work orders, denied certificates of occupancy, and Minnesota State Fire Marshal enforcement that may include fines and license actions.
