The Lake County UDO Table 2-3 fixes setbacks for conventional development in agricultural and residential districts. Street setbacks vary with road class β for example, in R-1 an 'other street' front setback is 30 feet (60 feet on a major arterial, 50 feet on a minor arterial). R-1 requires a 10-foot single-side interior setback, and the rear setback is 25% of lot depth. A structure encroaching into a required setback is a nonconforming or violating structure; unresolved zoning violations are nuisances per se with citation penalties up to $2,500 (first) and $7,500 (subsequent) under IC 36-1-3-8.
