Chicago's Zoning Ordinance (Title 17, Chapters 17-2 through 17-6) establishes detailed setback requirements that vary by zoning district. Front, side, and rear setbacks are calculated based on lot dimensions and neighboring properties.
Front setbacks: In RT, RM, and DR districts, buildings must be set back 15 feet or 12% of lot depth (whichever is less), or the average front setback of the nearest 2 lots on either side. In RS districts, the setback is the average of the 2 nearest lots or 20 feet, whichever is less. Side setbacks in RS1/RS2: combined setbacks equal 30% of lot width, minimum 5 feet or 10% per side. In RS3: combined 20% of lot width, minimum 2 feet or 8% per side. Rear setbacks: generally 30% of lot depth or 50 feet (whichever is less), minimum 30 feet in RS1-RS3. Variances may be obtained from the Zoning Board of Appeals when strict application creates practical difficulty or particular hardship.
Building within required setbacks without a variance carries zoning fines of $250 to $1,000 per day. Stop-work orders may be issued. Non-conforming construction may require demolition.
