Chicago uses Floor Area Ratio (FAR) as the primary tool for controlling building density and lot coverage. FAR is calculated by dividing total floor area by lot area. FAR limits vary by zoning district: RS1 may have FAR of 0.50, RS2 of 0.65, RS3 of 0.90, and multifamily districts have higher ratios. In addition to FAR, a required amount of lot area must be preserved as open space within the rear yard. The combination of all accessory buildings may not occupy more than 60% of the required rear setback area (with the 480 sq ft exception for narrow lots). Lot width minimums of 25 feet apply in RS1/RS2 districts. Impervious surface coverage also triggers stormwater management requirements under MCC 11-18.
