The Village of Schaumburg controls lot coverage through its Zoning Ordinance and stormwater management regulations. In R-1 districts, the minimum lot area is 8,400 square feet with a minimum lot width of 70 feet. Combined with setback requirements (30-foot front, 5-foot sides with 15-foot combined, 30-foot rear), the buildable area is effectively constrained. Schaumburg also regulates impervious surface coverage for stormwater management purposes. New construction and significant additions must demonstrate that stormwater runoff will not increase beyond pre-development levels. The Village may require detention or retention facilities for projects exceeding impervious surface thresholds. Driveways, patios, walkways, and accessory structures all count toward impervious coverage. The Community Development Department reviews lot coverage as part of building permit and site plan approvals.
