Detached accessory structures (sheds, detached garages, carports, gazebos) require minimum 5 ft side and rear setbacks under Hernando County Code Appendix A Article II Section 2. Accessory structures must sit behind the principal building's front building line; structures in a secondary front yard must meet the principal-building front setback for the district. Variances are heard by the Hernando County Board of Zoning Adjustment under Article V of Appendix A with a hardship finding required. Florida Statute 553.79 controls building permit standards statewide; FEMA Flood Insurance Rate Maps govern elevation requirements in Special Flood Hazard Areas (large portions of Spring Hill near lakes, Weeki Wachee River, and the coastal zone are Zone X or AE).
