In unincorporated Sutter County, minimum building setbacks are set by zoning district in the Zoning Code (Table 1500-06-2). Large-lot Ranchette and Estate Residential districts require roughly 30-foot front and rear and 10-foot interior-side setbacks, while urban R-1 and R-2 districts use about 15-foot front and 20-foot rear setbacks.
Building setbacks - the minimum distance a structure must sit from the front, side, and rear property lines - are established district-by-district in the Sutter County Zoning Code (Chapter 1500, Section 1500-06-040 and Table 1500-06-2), administered by the Community Services Department. In the large-lot residential districts, the Ranchette (RAN) and Estate Residential (ER) districts each require approximately a 30-foot front setback, 10-foot interior side, 20-foot street side, and 30-foot rear. In the urban single-family and two-family districts, the R-1 and R-2 districts use about a 15-foot front, 5-foot interior side, 10-foot street side, and 20-foot rear setback, while the multi-family R-3 and R-4 districts use smaller front setbacks (around 12 feet) with side and rear setbacks in the 10-to-15-foot range. The code (Section 1500-06-040) also allows limited projections into setbacks: architectural features may encroach up to 3 feet (but no nearer than 3 feet to a property line), unenclosed porches up to 5 feet into front, street-side, or rear setbacks, and mechanical units up to 3 feet into side or rear setbacks. Because exact setbacks depend on your parcel's zoning district, lot type (interior vs. corner), and any overlay or combining districts, always confirm the controlling figures with County Planning before designing or placing a structure.
Placing a building, addition, or accessory structure within a required setback without an approved variance or exception is a zoning violation enforceable by the County. The Building & Construction division will not approve plans that encroach into setbacks, and unpermitted encroachments can trigger stop-work orders, notices of violation, denial of final inspection, and orders to relocate or remove the structure. A formal variance through Planning is generally needed to build closer than the minimums.
