Do I qualify for the turf rebate?

Single-family residents with live turf can apply through SNWA. Xeriscape conversion must meet minimum plant-coverage and non-water feature limits.

Can my HOA still require green lawns?

Not in common areas after 2026 under AB 356. Individual front yards may still face HOA design requirements but cannot be mandated to grow turf.

Paradise FAQ

Can my HOA force me to keep green grass in my front yard?

No. NRS 116.330 preempts HOA rules that prohibit drought-tolerant landscaping. The HOA may require reasonable design standards but cannot force live turf.

Does the SNWA rebate cover new construction?

Generally no. The Water Smart Landscapes rebate is intended for conversions of existing turf to desert landscape. New construction is governed by Title 30 plant list rules.
