LA County Code Title 30 (Residential Code) and Title 28 (Plumbing) require an automatic seismic gas shutoff valve on any new or substantially remodeled residence with natural gas service. Existing homes have no retrofit mandate.
California Health & Safety Code 19200 et seq. authorized counties to require seismic gas shutoff valves. LA County adopted requirements via Title 30 Section R301.1.4 and Title 28 (Plumbing) β any new residential construction, addition exceeding $10,000, or change of service must install a listed earthquake-actuated shutoff valve on the gas service line. Existing single-family residences are not required to retrofit unless they undergo qualifying remodels. Multi-unit residences and commercial buildings have parallel requirements under Title 28.
Failure to install on a permitted remodel will prevent final inspection. No retroactive enforcement on existing single-family homes.
