The Greenville County Zoning Ordinance lists home occupations permitted as accessory uses (barber/beautician, child day care home, home-based food production, tutoring/music/dance instruction, internet retail, locksmith, notary, photographer, professional consultants like accountants and attorneys, secretarial service, tailoring, and using the residence as a business mailing address). The Board of Zoning Appeals, following Article 3 and the Section 6:2(13) requirements, may permit other home occupations. All must satisfy the conditions: work inside the principal structure, 25% floor-area cap, one non-resident employee max, no visible merchandise, no outdoor storage, no nuisance. Off-street parking must meet Table 12.1.
Operating a non-listed home occupation without BZA approval, or violating the Section 6:2(13) conditions, is a zoning violation subject to county code enforcement.
