Bucks County, PA Home Business: Home Occupation Permits (2026)

Bucks County has no county-level home occupation permit. Under the Pennsylvania Municipalities Planning Code (Act 247 of 1968, 53 P.S. §§ 10101 et seq.), zoning authority rests entirely with municipalities. PA MPC § 107 (53 P.S. § 10107) defines a 'no-impact home-based business' as a business or commercial activity administered or conducted as an accessory use which is clearly secondary to use as a residential dwelling and which involves no customer, client, or patient traffic, no employees other than family members residing in the dwelling, no display or sale of merchandise on premises, no use of equipment or processes which create noise, vibration, glare, fumes, odors, or electrical/electronic interference detectable to the normal senses outside the dwelling unit, and which generates no solid waste in excess of normal residential use. PA MPC § 603(h) (53 P.S. § 10603(h)) requires every municipal zoning ordinance to permit no-impact home-based businesses by right in residential districts (registration may still be required). Beyond that no-impact baseline, each of the 54 Bucks County municipalities sets its own permit process for traditional home occupations.
