Freestanding patio covers under 120 square feet and not mechanically anchored may be permit-exempt but must still meet setback and lot coverage zoning rules. Concrete slab patios at grade without drainage impact generally do not need a permit, but adding a hot tub, outdoor kitchen with gas or plumbing, or enclosing a patio with walls all trigger permits. Inspections typically include footing, framing, and final.
