In the Las Vegas Valley's extreme heat, covered patios and shade structures are particularly popular and common additions. Clark County requires these structures to meet wind loading requirements due to the region's occasional high winds. Aluminum patio covers and shade sails are popular materials. Attached patio covers must be engineered to ensure the connection to the primary dwelling does not compromise structural integrity. All electrical work associated with patios and decks (lighting, fans, outlets) requires a separate electrical permit.
Building a deck over 30 inches above grade or any patio cover without a permit violates Title 22. Penalties include stop-work orders, fines, double fees for retroactive permits, and potential demolition orders for non-compliant structures.
