San Diego Municipal Code Β§129.0202 exempts one-story detached accessory structures (sheds, workshops) from building permit requirements when the floor area does not exceed 120 square feet. This exemption applies to structures without electrical, plumbing, or gas service. Sheds over 120 square feet require a building permit through the Development Services Department (DSD). All sheds must comply with zoning setback requirements for the applicable zoneβtypically 3-5 feet from rear and side property lines. Sheds cannot be placed in the front yard setback. The combined area of all accessory structures must not exceed lot coverage limits for the zone. Building permit fees for small structures are calculated based on the project valuation using the fee schedule in Information Bulletin 501. Applications can be submitted online through the SD Permits portal (sdpermits.com) or at the DSD office at 1222 First Ave., San Diego. Inspections are required for permitted sheds.
