In unincorporated Lake County, letting junk, trash, debris or abandoned property pile up on any lot is a declared public nuisance. Code Enforcement can order abatement and place a lien on the property for cleanup costs.
Lake County's Nuisance Abatement Ordinance (Code Ch. 14, Art. III) makes it unlawful for any owner of improved or unimproved property to allow the excessive accumulation of abandoned property, junk, trash or debris, declaring it a public nuisance. After a Code Enforcement Special Master finding, the owner gets 14 days to abate; if not, the county enters the property, corrects the condition, and assesses the cost as a special-assessment lien accruing 12% annual interest. Inside cities (Clermont, Leesburg, Tavares, Mount Dora) the municipal code governs.
Special Master fines up to $1,000/day (first violation) or $5,000/day (repeat). Uncorrected nuisances trigger county abatement plus a recorded cost lien at 12% interest per year.
