Georgia's Landlord and Tenant chapter (O.C.G.A. Whether, when, and with how much notice a landlord may enter to inspect, make repairs, or show the unit is determined by the lease agreement. Because the duty to repair under O.C.G.A. § 44-7-13 obligates the landlord to maintain the property, leases typically reserve a right of access to carry out that duty.
