Under Okla. Stat. tit. 41 § 111, either party may end a month-to-month tenancy with at least 30 days' written notice; tenancies shorter than month-to-month require 7 days. Okla. Section 111(B) sets a 7-day notice for tenancies shorter than month-to-month. Under § 111(C), a definite-term tenancy expires on its ending date without notice unless otherwise agreed. If a tenant holds over, § 111(D) lets the landlord sue for possession, and a willful, bad-faith holdover can owe up to twice the average daily rent. Section 111(E) sets the service rules.
