The Jenks Unified Development Ordinance defines a carport in Section 16-11-3 as a permanent roofed structure permanently open on at least two sides for private passenger vehicles. Carports with a permanent foundation are regulated as accessory buildings under UDO Section 16-5-12(A), which limits them to one per lot, caps floor area based on lot size, and requires a minimum five-foot setback from rear yard lot lines and ten feet from the principal building.
Jenks UDO Section 16-11-3 defines a Carport as a permanent roofed structure permanently open on at least two sides, designed for or occupied by private passenger vehicles. Detached carports built on a permanent foundation fall within the UDO definition of Accessory Building in Section 16-11-1, which lists garages among the examples and requires a permanent foundation. Section 16-5-12(A) (Accessory Use Specific Standards) governs accessory buildings in the RE, RS1, RS2, RS3, RD, RTH, RM1, RM2, and RM3 residential districts. The standards permit one accessory building per lot. On lots of 20,000 square feet or less the building is capped at 700 square feet or 75 percent of the principal building's gross floor area, whichever is more, and on lots greater than 20,000 square feet the cap is 1,200 square feet or 75 percent, whichever is more. The accessory building must be located either completely within the required rear yard with a minimum five-foot setback from any lot line, or completely within the buildable area to the interior side or rear of the principal building. A minimum ten-foot separation from the primary building is required, reduced to five feet only when the structure has a one-hour fire rating, mirroring the International Residential Code adopted by the City. In the RTH Townhouse district, Section 16-3 specifically provides that detached carports are allowed only upon Planning Commission approval. Building, electrical, and structural permits are administered by the Jenks Building Department under the City's adopted IRC, IBC, and NEC editions; HOA covenants may impose additional restrictions on carport size, location, or appearance.
Building a carport without a building permit, exceeding the per-lot or square-footage caps in UDO Section 16-5-12(A), or placing one closer than five feet to a lot line or ten feet to the principal building, violates Chapter 16 of the Jenks UDO. The Jenks Building Department and Planning Department can issue stop-work orders, require removal or after-the-fact permitting, and pursue municipal-court fines under the City Code's general penalty provisions for UDO violations.
