Broken Arrow Zoning Ordinance Appendix A, Chapter 3 (Use Regulations), Section 3.3.C governs accessory uses and structures. Section 3.3.C.2.b.i caps the maximum size of any accessory building at 1,000 square feet in the R-2, R-2S, R-3, RS-3, RS-4, and RD districts unless a Specific Use Permit is granted. Chapter 4 (Dimensional Standards) sets the underlying lot, yard, height, and coverage limits for each residential district, and an accessory structure such as a carport must comply with the residence-district yard requirements. The city's adopted Residential District Design Guidelines further limit garage and carport siting: garages and carports may not project forward of the front-most wall of the principal structure, and front-property-line setbacks vary by Design Area (30 feet minimum in Areas 1 and 5, 35 feet in Area 2, behind the rear wall of the primary structure in Area 3, and 20 feet minimum in Area 4, applied to the longest street frontage on corner lots in Area 4). Driveway widths leading to a garage or carport are capped at 25 feet maximum, with only 18 feet allowed beyond 20 feet from the garage entry in Areas 1, 2, and 5. Building, electrical, and structural permits are administered by the Broken Arrow Development Services Department under Chapter 6 of the City Code (Building Code), which adopts the International Residential Code as authorized by Oklahoma Statutes Title 11 Section 14-107. Lots in the Downtown Residential Overlay Areas 1 through 5 follow the same setback Areas as the Design Guidelines and may require additional review by the Planning Commission.
Building a carport without zoning clearance or a building permit, exceeding the 1,000 sq ft accessory-building cap in R-2, R-2S, R-3, RS-3, RS-4, or RD districts without a Specific Use Permit, projecting a carport forward of the principal structure's front wall, or violating the design-Area front-setback minimum is enforceable by Broken Arrow Code Enforcement and Development Services.
