Bixby Title 11 (Zoning Regulations) Section 11-8-8.B.9 caps a carport at 400 square feet, requires a side-yard setback equal to the principal building line or at least five feet (whichever is greater), and prohibits any carport from extending more than 20 feet beyond the front of the principal dwelling. A carport occupying any required yard needs Board of Adjustment special exception approval under Section 11-4-9.A.8; carports outside required yards are permitted by right.
Carports in residentially zoned districts in Bixby are governed by two interlocking sections of Title 11 (Zoning Regulations). Section 11-8-8.B.9, found within the chapter on general yard regulations, sets the dimensional standards. A carport may not cover more than 400 square feet, no portion may sit closer to a side lot line than the principal building or five feet (whichever is greater), and no part may extend more than 20 feet from the front facade of the existing principal building. The carport may be detached or structurally attached to the dwelling, and unlike other accessory buildings governed by Section 11-8-8.B.5 (which limits detached accessory floor area to 20 percent of the rear yard or 800 square feet, whichever is smaller), a carport is exempt from those broader floor-area caps. Section 11-4-9.A.8 controls the second pathway: any carport that occupies a portion of a required yard requires special exception approval from the Bixby Board of Adjustment, which weighs proximity and design of nearby carports, intersection sight lines, neighborhood visual impact, precedent, architectural compatibility with the dwelling, and input from neighbors. Carports placed entirely outside required yards do not need special exception approval. Building permits are issued by the City of Bixby under Title 9 (Building and Construction Regulations), which adopts the 2015 International Residential Code and the 2015 International Building Code; structural, electrical (if lighted), and zoning sign-offs are required before construction. Lots in subdivisions with deed restrictions may face additional carport limits independent of the city code.
Building a carport that exceeds 400 square feet, sits within five feet of a side lot line, or projects more than 20 feet in front of the principal dwelling violates Section 11-8-8.B.9. Erecting a carport in a required yard without Board of Adjustment special exception approval violates Section 11-4-9.A.8. The Bixby Police Department Code Enforcement office at 116 W. Needles Ave. (telephone (918) 366-8294) and Community Development at (918) 366-4430 can issue stop-work orders, require removal or after-the-fact permitting, and assess fines through the Bixby Municipal Court.
