A landlord who acts in bad faith may be liable for the deposit plus one hundred dollars and three times the wrongfully withheld amount, plus reasonable attorney fees. Tenants must give a written forwarding address to start the thirty-day clock, a step many tenants skip and then lose enforcement leverage.
