Vanderburgh County and the City of Evansville do not impose parking requirements that target short-term rentals specifically. Instead, STR hosts must comply with the off-street parking standards that apply to all dwelling units in the joint Evansville-Vanderburgh zoning code. The Evansville Municipal Code Title 18 (Zoning) and the Vanderburgh County Title 17 zoning regulations - administered together by the Area Plan Commission - generally require a minimum of two off-street parking spaces for a single-family detached dwelling, with additional spaces for multi-family or larger units. Spaces must be located on an improved (paved or compacted gravel) surface in the driveway or in a designated parking area, not in the front yard on landscaping. Parking on a front lawn, blocking a sidewalk, blocking a fire hydrant, or storing an inoperable vehicle can result in citations from the Evansville Police Department, Vanderburgh County Sheriff, or Code Enforcement, with civil fines under Evansville Code Title 12 / County Code Title 10 and possible towing at the owner's expense. STRs cannot use these tools to require permits not authorized by IC 36-1-24.
