South San Francisco Municipal Code Chapter 4.20 imposes a Transient Occupancy Tax. The general tax rate starts at 11% with a 1% special tax, and increases automatically by 1% per year up to a combined maximum of 14%. STR operators must collect and remit TOT and the Conference Center Tax (CCT). TOT is due to the City of South San Francisco. A new online filing system launched July 1, 2025. A valid City business license must be maintained in addition to the STR permit.
Non-remittance: back taxes + 10 to 25% penalty + interest. Willful evasion: misdemeanor. City audit authority.
